If your chimney flashing was installed incorrectly or it becomes damaged in some way, it’s a prime spot for rainwater to infiltrate and rot the underlying siding and roofing materials. This damage can also extend into your wall cavities or attic space and cause severe damage and costly repairs.

What is Chimney Flashing?
The area of your chimney that comes in contact with your roof is protected with metal strips. These are called “flashing.” This is typically made of sheet metal that surrounds the base of the chimney and forms a seal between it and the rooftop to prevent leaking.
There are two layers of flashing: step flashing and counter flashing. The step flashing are L-shaped metal segments, which meet the counter flashing that’s put into mortar joints and folds over the step flashings. Together, these form a strong seal between your chimney and roof.
A perfect seal isn’t guaranteed, so over time, water can find its way through these flashing layers and cause a leak in your home.
Improper Installation of Chimney Flashing
Once a leak starts, it can take a long time before you discover the evidence in your home. Water continues to flow into your attic, through your walls and ceilings or down the exterior of your home, causing mold and mildew damage that’s expensive and time consuming to fix.
Water stains are usually the first sign of an issue with your chimney flashing, but you may also notice the flashing itself coming loose. This will require an inspection, repairs and sealing to be sure that the problem doesn’t recur.
Most roofing companies know how to perform proper chimney flashing installations, but not always. Some companies use technicians unfamiliar with roof repairs and installation, which leads to chimney flashings that never worked as intended.
Storm Damage
Improper installation is a common cause of chimney flashing problems, but even a properly-installed chimney flashing can suffer damage from high wind, debris, hail, falling tree limbs or other storm-related causes.
Storms are often powerful enough to damage your roof, which is why an inspection following a severe storm is recommended. You may have damage that will cause leaks later, which can result in much more expensive damage and repairs. This is especially true in areas that are prone to severe storms and natural disasters.
