What is Chimney Flashing?

The area of your chimney that comes in contact with your roof is protected with metal strips. These are called “flashing.” This is typically made of sheet metal that surrounds the base of the chimney and forms a seal between it and the rooftop to prevent leaking.

There are two layers of flashing: step flashing and counter flashing. The step flashing are L-shaped metal segments, which meet the counter flashing that’s put into mortar joints and folds over the step flashings. Together, these form a strong seal between your chimney and roof.

A perfect seal isn’t guaranteed, so over time, water can find its way through these flashing layers and cause a leak in your home.

Improper Installation of Chimney Flashing

Once a leak starts, it can take a long time before you discover the evidence in your home. Water continues to flow into your attic, through your walls and ceilings or down the exterior of your home, causing mold and mildew damage that’s expensive and time consuming to fix.
